Compared to the traditional bid-proposal process that can take significantly longer.

Here is how our design-build process works compared to the traditional bid-process.

Traditional Bid-Process

The traditional process of getting a renovation or home built involves first hiring a residential architect to draft up a design for your project. Once you have your design drafted, you then submit a request for proposal (RFP) to several builders in your area. Typically, before you submit your RFP you first must do your research on the builders you would feel comfortable working with to do your renovation or build your new home.

Once you have found the builders you would like to work with, you put out your RFP. This is known as the bid-process. Depending on the submittal deadline you give, it can take anywhere from a few weeks to a few months to receive all the bids. Good builders are busy builders, and depending on the size of their office, it can take some of the best builders awhile to submit their proposal. Many builders also have to get bids from their vendors and subcontractors before submitting their bid to you. Providing a short submittal deadline can lead to getting more bids from less preferable builders, or rushed bids from more preferred bids that are not wholly accurate.

So it is best to provide builders as long as possible to submit bids. This can take several months.

Once you get the bids back, you then have to review them carefully. You will notice that some builders are cheaper on certain building aspects than others, but more expensive in other areas. This can lead to similar bid prices but varying costs within those bids. You may also see different material costs from different builders. It can be hard to tell which builders are trying to cut corners, and which just have better vendor or subcontractor relationships.

It is because of the length and ambiguity of the RFP process that many customers chose to go with a design-build process rather than the traditional process. The design-build process eliminates the lengthy process, as well as any ambiguity around costs that make up the final bid price.
