The shores of New England are sprinkled with pockets of darling cottages, full of history, memories, and traditions, fraying at the edges, longing for a new chapter. When this north shore family of three found themselves in transition they realized it was time. Their darling ocean front seasonal cottage had been at rest in the dunes of Seabrook Beach, waiting for its turn. A decade of summers-only was no longer enough, so, they called us. We couldn’t have been more excited!

The single story ‘box’, dwarfed by its neighbors, was razed and that opened the door to every possibility, including the additional square footage an added story would create. The dark, cramped interior crowded with oversized furniture has been replaced with custom designed, expertly planned spaces that take full advantage of natural light and the endless ocean views from every angle.

The beachy vibes meet cozy elegance at every turn, from the sand reminiscent floors to the coffered beadboard ceilings, ocean inspired backsplash, walls of glass that frame the sea and the rich mahogany doors. Seamless indoor/outdoor year-round living comes to fruition with the ViewRail glass railing and recessed Infratech heaters. Fine details make the difference; like the cupola, which funnels sunlight into the second-floor hallway and serves as a beacon at night. The oceanfront outdoor living space, anchored by a showpiece terrace of irregular Silver Ridge granite is surrounded by waving beach grasses, driftwood, custom firepit and stairs to the beach.

Construction challenges included managing the site’s predominance of live sand and the inclusion of flood gates per FEMA regulations. Even still, this custom build was completed efficiently in 10 months. The clients moved in July 2021, just in time for their first summer by the sea as permanent residents.
